TC Consult go green!

TC Consult were engaged as cost consultants to produce a detailed trade package cost plan and pricing control document by Gillard Associates, for an outbuilding conversion project in the picturesque countryside of the Vale of Glamorgan, South Wales.

The bespoke design by architects Gillard Associates, retains the character of the existing stone building as well as incorporating a number of 'green' design elements with the intention of providing a carbon neutral building.

Key features are listed below;

PHOTOVOLTAIC (PV) ARRAY Will generate over 70% of the expected energy demand

WATER CONSERVATION High standard, dedicated, water efficient fittings and appliances.

VENTILATION WITH HEAT RECOVERY

WALL CONSTRUCTION Thermally efficient envelope.

SOLAR SHADING Fixed and operable shading devices to help to control the effects of solar gain.

HEALTHY LIVING Materials will be recycled, locally sourced and unharmful to the environment.

SEDUM ROOF Additional roof area will be grassed.

ENERGY EFFICIENT WHITE GOODS In order to keep energy usage down.

KITCHEN GARDEN AND COMPOSTING

HIGH PERFORMANCE WINDOWS Triple glazed lights ensure the lowest possible U Value.

NET METERING The basis of the house is selling renewable energy to the national grid.

EXHAUST FLUE Wood pellet fire exhausts - 10% less noxious fumes than solid fuel stoves.

ROOF DESIGN Existing monopitch barn corrugated roofing reused where possible.

LIFETIME HOMES Designed in accordance with the Lifetime Homes guide.

SOLAR WATER HEATING To reduce the reliance further on mains supply.

HEATING AND COOLING In winter, warm water is extracted from the ground. In summer the house can be cooled by reversing the heat pump.

BIOMASS FIRE The wood pellet fire uses renewable wood waste.

RAINWATER HARVESTING To provide for all of the non-potable water usage in the household.

GROUND SOURCE HEATING COIL Uses heat naturally occuring in the ground.
